Causes, effect and solution to abandonment of building projects in Osun state, Nigeria

This paper is to determine the causes and effects of abandoned building projects and also to propose possible solutions. Abandoned building projects are projects that are once initiated and later stopped due to one reason or the other and such projects are waste to individuals and the nation in general. Therefore, the aim of this paper is to determine the causes and effects of abandoned building projects and to propose possible solutions. Also, the objectives are to examine the causes of abandoned building projects, the effects of the abandonment on clients, the professionals, the contractors in the construction industry and the economy, and to propose possible solutions. Questionnaires were used to examine critically the various causes and effects of the abandoned building projects; some of the causes include lack of cash flow, death of the client, indiscriminate award of contracts etc. Also, the effects of abandoned building projects were also revealed, such as dilapidation, late returns on investment, tying down of useful capital etc. However, the study discovered that if necessary and adequate measures are put in place to check this threatening situation, the abandonment of building projects will be minimized. Finally, it was suggested as part of the strategies for preventing abandoned building projects, that there is a need to know the clients’ financial capacity before embarking on any project; contracts should be awarded without sentiment; regular assessment of work in progress; good management skill should be adopted by professionals in the industry amongst other recommendations.
